Air Duct Sanitizing in San Mateo, CA

What does sanitizing a duct system actually do?
Short answer: it treats surfaces, not air. Sanitizing is an antimicrobial applied after cleaning. On bare galvanized trunk in a San Mateo crawlspace, that means fogging or wiping metal that has already been brushed and vacuumed. Apply it over caked dust and you have just made damp mud. Order matters more than product.
The reason it comes up here is fog. Winter marine air condenses on uninsulated metal under 1940s–60s ranches. Settled dust holds that moisture. Mold grows on the dust layer, not the steel. Remove the food source and the antimicrobial has something to protect.
Flex duct is different. The inner liner is plastic film, and many products are not rated for it. Sagging or disconnected flex at boot connections is a mechanical problem anyway. Sanitizing a run that is pulling attic air through a gap solves nothing. Same with rodent nesting in subfloor runs. That is removal work first.
Wildfire smoke particulate is fine enough to coat coils and the blower wheel. Sanitizer does not help with that. Nor does it fix odor from a long-neglected return in an older home.
We will say no when the duct itself needs replacing. Treating failed liner is money spent twice.
What happens after you call us
Call us and tell us what you're noticing, dust on the registers or a weak push of air. We'll give you a two hour window instead of an all day wait, and the estimate is free.
We show up, open a few registers, and look at the trunk line before we say a number. The quote is firm and depends on your runs, the age of the branches, and the buildup.
We seal off the rooms, clean the runs and the return, then check the airflow at each register with you watching. Your floors get swept, and you pay the quoted number, not a dollar over.
